Fascias & Soffits — what you're actually buying
What it is
The fascia is the vertical board at the eaves that the guttering hangs off. The soffit is the horizontal board underneath it that closes the eaves off. Replacement means full UPVC over-clad or (better) old-timber removal and new UPVC installation with fresh eaves protector under the tiles and new ventilation.
Who it's for
Homeowners with rotting, peeling or split timber fascias. Anyone repainting their gutters every three years and getting fed up. Landlords finishing a refurbishment. Anyone whose property looks tired despite the roof being fine — the eaves are usually the reason.
When you need it
When the paint on timber fascias is flaking. When soffits sag or show daylight. When birds are nesting in the eaves. When you're already having the guttering replaced — always do fascias and soffits at the same time.
Why it matters
Fascias are the second thing anyone sees when they look at a house. Fresh white UPVC (or anthracite, grey, black — whatever suits) lifts the entire property, and it never needs painting again. The value is aesthetic AND functional: new ventilation and eaves protection stops loft condensation dead.
What happens if you leave it
Timber fascias in Staffordshire have a working life of about 25 years. After that they're a maintenance drain and a water-ingress risk.
Paint peels, timber rots
Once paint fails on timber fascias, the wood absorbs water within a year and the fascia is finished. Peeling paint is the last warning.
Guttering pulls off
Rotten fascia doesn't hold gutter brackets. One heavy rain and a full run of guttering drops onto the drive.
Loft condensation goes unchecked
Old soffits often have no ventilation. Modern building regs require it — without it, loft condensation soaks the insulation and drips onto ceilings.
Birds and squirrels get in
Gaps in old soffits are wildlife highways. Once nests are in, they attract more, and you're on the phone to a pest company.

- Over-cladding rotten timber with UPVC without replacing the timber. The rot continues invisibly and everything falls off within 10 years.
- Fitting UPVC without new soffit ventilation. Loft condensation gets trapped and destroys the insulation.
- Skipping the eaves protector strip. Water blowing under the first row of tiles runs onto the fascia and behind the gutter.
- Choosing a bright white on an anthracite-window house. It ages you 15 years. Match the colour scheme, don't default to white.

The detail that separates a job that lasts
UPVC fascia and soffit work is straightforward when done properly — and a mess when it isn't. Here's the detail that matters.
Over-clad vs full replacement
Over-clad wraps new UPVC over existing timber. Cheaper by ~30%, but only viable if the timber underneath is sound. Full replacement removes the timber entirely and fits UPVC to the rafter feet. On any property over 25 years old, full replacement is nearly always the right call.
Fascia profiles
9mm square-edge for a clean modern look. 16mm bull-nose (rounded front edge) for a softer traditional profile. 22mm ogee for period properties. All available in the full colour range.
Soffit profiles
Plain flat soffit for standard properties. V-groove for a tongue-and-groove look. Hollow soffit for larger overhangs. Continuous vent strip built in — or discrete circular vents where the eaves style demands it.
Eaves protector and ventilation
A polypropylene tray fitted under the first row of tiles, laid over the fascia, so wind-driven rain hitting the underside of the tiles is directed back out onto the tile face and into the gutter. Combined with continuous soffit vents, this eliminates the two most common causes of loft damp.
Bargeboards and cladding
Bargeboards (the fascia equivalent on gable ends) and any timber cladding at the eaves included in the quote. UPVC bargeboards match the fascia profile and colour.
Residential vs commercial
Domestic replacements 2–5 days depending on size. Commercial and industrial — same materials, but with certified access equipment and phased installation where the business can't close.

How long does it take?＋
2–4 working days for a typical semi. 4–6 days for a detached with dormers and complex eaves. Weather-permitting.
Which colour should I choose?＋
Match the window frames. Anthracite windows want anthracite fascias, not white. White windows on red brick still take white fascias well. We bring samples.
Do I need the guttering replaced too?＋
Almost always yes — the old guttering will be brittle from age, and taking it off and refitting it usually breaks it. Bundling gutter replacement in the same job is roughly 30% cheaper than doing them separately.
Will you match the neighbours (semi-detached)?＋
Yes — if you want to match, we match. If your neighbour has old timber and you're going UPVC, the transition is neat and unobtrusive.

UPVC fascias and soffits aren't covered by our written labour guarantee (which we reserve for full re-roofs and flat-roof installations). Manufacturer warranties on the profiles apply separately.
Do you handle scaffolding?＋
Yes — included in the fixed quote where required. Never included as an 'extra' after the fact.
What about bird and pest problems?＋
Our vented soffit uses fine mesh vents that ventilate the loft without letting anything in. Existing nests removed and eaves sealed properly during installation.
