Re-roofing is the full removal of your existing tiles, felt and battens down to the rafters, followed by a complete rebuild with new breathable membrane, treated battens, tiles, ridge, verges and flashings. It is not a patch — it is a new roof on the original structure.

The detail that separates a job that lasts

The difference between a re-roof that lasts 15 years and one that lasts 45 is entirely in the specification and the fixing detail. Here is what actually matters, and what we default to.

Underlay and membrane

We use breathable Type LR underlay as standard. It replaces the old bitumen 1F felt that has perished on nearly every pre-2000 roof in Staffordshire, and it allows the roof timbers to dry naturally instead of trapping condensation. On low-pitch or exposed roofs we upgrade to a heavier-grade underlay with taped laps.

Battens and fixings

50×25mm treated softwood battens graded to BS 5534, fixed with 65mm ring-shank stainless nails into every rafter. We do not use gun-nailed 50×22mm battens or ungraded timber — both fail wind-uplift tests.

Tile options

Interlocking concrete (Marley Modern, Redland Regent) for cost-per-year value. Clay plain tiles (Dreadnought, Sandtoft) for period properties or planning-controlled areas. Natural slate (Spanish or Welsh) where character or a covenant demands it. Every option quoted with wind-zone rating for your postcode.

Ridge and verge systems

Dry-fix ridge with mechanically screwed unions, and dry-verge units on gables. Mortar-bedded ridges are still legal but not sensible in a Midlands wind zone — we only fit them where planning insists (heritage properties).

Lead flashings and abutments

Code 4 or Code 5 lead, dressed by hand, cut into the mortar joint with a proper chase, pointed with lead-mate sealant. No fake lead, no flashband, no compromise.

Residential vs commercial

Domestic re-roofs run 5–10 working days depending on size and weather. Commercial pitched re-roofs (schools, community buildings, small industrial) get the same specification but with additional edge protection, temporary weatherproofing between phases, and out-of-hours working where required.

Do you handle the scaffolding?

Yes — scaffold cost is included in the fixed quote. It goes up on day one, comes down when the job's signed off. You never speak to the scaffolder directly.

How long will the new roof last?

Concrete interlocking tiles are rated 60+ years, clay 80+ and natural slate 100+ — the tile itself will comfortably outlive the current owner. Our labour guarantee is 10 years in writing.
