Moss Removal — what you're actually buying
What it is
Moss removal is the physical removal of moss, lichen and algae from roof tiles, followed by a biocide treatment that kills spores and prevents rapid re-growth. Includes clearing the gutters of the moss you just took off, and photographing any damaged tiles found underneath.

When you need it
Late spring or early autumn — dry weather with the moss still soft enough to scrape but the roof safe to walk. Not in the middle of winter when tiles are wet and slippery.
Why it matters
Moss on tiles is not just cosmetic. It holds water against the tile surface, which accelerates surface degradation. Concrete tiles lose their protective coating; clay tiles gain a foothold for lichen roots that eventually crack the surface. And the runoff into gutters blocks outlets every autumn. Prevention is worth 5× the cure.

What happens if you leave it
The wrong moss treatment causes more damage than the moss itself. Pressure-washing is the worst thing you can do to a roof tile.
Pressure washing strips tile coating
The protective slurry coat on a concrete tile is 1–2mm thick. A pressure washer takes it off. Uncoated tiles absorb water, freeze-crack and shed granules.
Sludge blocks gutters
Every autumn, the moss you left up there sheds spores and material into your gutters. Blocked gutters overflow, and the wall behind them soaks.
Lichen splits clay tiles
Lichen roots penetrate the surface of clay tiles. Left long enough, the surface flakes off and the tile becomes water-permeable.
Solar and satellite hardware shifts
Moss under panel mounts and satellite dish feet lifts them off their bedding. Suddenly the mounting is loose and the roof is leaking around it.

Moss control is 50% mechanical and 50% chemical. Here's what actually works and what quietly damages the roof.
Manual scrape
The only method that doesn't damage tiles. Proper scraper (D-handle, wide flat blade), worked tile by tile from ridge to eaves. Moss falls into a sheeted collection zone at eaves or onto sheeted ground. Never into the gutter.
Biocide treatments
We use a professional-grade benzalkonium-chloride biocide, applied by low-pressure sprayer at 1:5 dilution. Kills spores, moss, lichen and algae. Lasts 12+ months. Safe for aluminium and copper flashings; care taken around plants below.
Copper and zinc strips
Where re-growth is a chronic problem (heavy tree cover, north-facing pitches), we fit copper or zinc strips along the ridge. Rainwater dissolves trace metal ions that inhibit moss growth on the entire pitch below. 20-year passive protection.
What NOT to do — pressure washing
Pressure washing removes moss in an afternoon and takes 20 years off the roof. Concrete tiles rely on a factory-applied slurry coat for weather protection — pressure water strips it. Once the coat is gone, the tile absorbs water and starts shedding aggregate. There is no fixing that.
Tile-condition survey
Under every mossy roof are tiles you haven't seen for years. We photograph anything cracked, slipped or missing and include the report in the aftercare package — separate quote if you'd like them fixed at the same visit.

Some regrowth over 3–5 years is normal, especially on shaded and north-facing pitches. Fast regrowth is unusual on an exposed pitch — where trees or heavy shade are the cause, copper or zinc ridge strips give long-term passive protection.
Are the biocides safe for pets and garden?＋
