Flat Roofs — what you're actually buying
What it is
A modern flat roof is either a seamless fibreglass (GRP) laminate or a single-piece EPDM rubber membrane, bonded to an OSB or ply deck. Both are miles ahead of the three-layer bituminous felt they replaced. Neither has a joint anywhere on the field of the roof.
Who it's for
Homeowners with a leaking extension, garage or dormer. Anyone who has been quoted felt and instinctively knew it wasn't the right answer. Landlords who are tired of the same tenant calling every October.
When you need it
When the felt is blistered, cracked or ponding. When you can see the fibreglass matting through worn topcoat. When rainwater sits on the deck for more than 48 hours. When an extension is being built and the builder wants to slap felt on it to save £600.
Why it matters
The difference between a 5-year felt roof and a 25-year GRP roof is about £1,200 up-front and roughly £4,000 in avoided damp repairs. Materials and detailing at the upstands and drips are what make or break a flat roof — not the field of the deck.

What happens if you leave it
Flat roofs fail at the edges long before they fail in the middle. If you're seeing damp on the wall inside the extension, the roof itself is usually fine — the detail around it isn't.
Ceilings stain, plaster blows
One winter of ingress and the plasterboard below has to come down. That's not a roof repair anymore — it's a redecoration.
Deck rots invisibly
OSB and ply hold water like a sponge. By the time the ceiling shows, the deck underneath is usually beyond patching and needs replacing.
Insurance excludes 'wear and tear'
Most insurers won't pay out on a flat roof over 15 years old. If yours is at end-of-life, replace it before the next storm — not after.
Cheap felt fails in 3–5 years
Torch-on felt has its place, but on a house extension the seams are a 3-year timer. GRP and EPDM are 25-year decisions.
Common mistakes we fix after someone else has been
- Trying to patch old felt with pourable rubber — it never bonds properly and the leak returns two months later.
- Skipping the OSB deck replacement to save a day and re-laying new membrane over rotten timber.
- Using standard PVC trims on a GRP roof instead of matching GRP trims — the material moves at different rates and cracks the joint.
- Not fitting drip trims into the guttering — water gets between the fascia and the roof edge.

We lift a corner of the existing covering to check the deck condition, measure falls with a spirit level, and photograph the upstands and drips.

Old covering off, deck checked, rotten sections replaced with 18mm OSB3 sterling board fixed to the joists at 150mm centres.

GRP: base coat, chopped-strand matting, top coat, catalyst mixed to temperature. EPDM: single-piece cut and bonded with contact adhesive, no field seams.

Fibreglass (GRP) roofs
A three-part system: base coat (resin+catalyst), 450g chopped-strand matting rolled in wet, top coat (pigmented resin+catalyst). Fully bonded to the OSB deck, seamless, walkable, and colour-fast. Best for complex shapes with lots of upstands, dormer roofs, balconies and porches.
EPDM rubber roofs
A single-piece cured rubber sheet, factory-cut to fit your roof plus 150mm all round, bonded to the deck with water-based contact adhesive. Best for simple rectangular garage and extension roofs — fast to install, no catalyst, no weather-sensitive cure window.
Warm roof vs cold roof
A warm roof puts insulation above the deck (below the membrane), keeping the deck warm and dry. A cold roof insulates between the joists with a ventilation gap above. For extensions built after 2010 requiring Part L compliance, warm roof is nearly always the right call.
Falls, drips and gutters
Minimum fall of 1:80 (roughly 15mm per metre). Drip trims must dress into the gutter, not over the fascia. Corner trims mitred and bonded on GRP; welded on EPDM. Get this wrong and it doesn't matter what the membrane cost.
Balconies and terraces
For flat roofs used as terraces or balconies, we fit GRP with an anti-slip aggregate coat, or overlay with paving on pedestal supports. Load calculations checked with the structural engineer where required.
Residential vs commercial
Domestic flat roofs run 1–3 days. Commercial flat roofs (retail units, offices, small industrial) use the same materials but with wider single-ply sheets, mechanical fixing where wind-uplift is a concern, and phased installation to keep the business open.

1–3 days for a typical extension or garage roof, weather-permitting. Cold-applied means no torch — but GRP still needs a dry weather window for the resin cure.

Can you overlay my existing felt?＋
Almost never a good idea. If the felt has failed, the deck underneath usually has too. We nearly always recommend a strip and re-lay.
Do I need Building Control approval?＋
For a like-for-like replacement, no. For a new extension or if you're changing the insulation configuration to warm roof, yes — we handle the notification.
Will the new roof match my extension?＋
GRP comes in five colours; EPDM is black. We match to your fascia and neighbouring roofs where possible.
